1. About these terms
This website is operated by Easy Home Buyers (“we” or “us”). Using the site, submitting a form on it, or contacting us through it means accepting these terms. Anyone who does not accept them should not use the site. In these terms, “the site” means easyhomebuyers.ca and every page on it.
2. What this site is
The site describes what Easy Home Buyers does and gives homeowners a way to start a conversation about selling a property. Everything on it is general information.
Nothing on this site is a binding offer to purchase any property, an appraisal, or a promise of a particular price, timeline or outcome. An offer exists only when it is made in writing, signed, and delivered as a formal agreement of purchase and sale. Every property and every seller’s circumstances are different, and offers and closing dates are determined case by case.
3. No brokerage relationship
Easy Home Buyers is not a real estate brokerage, and it does not act as an agent, representative or fiduciary for any seller. Nothing on this site creates an agency relationship.
Easy Home Buyers may purchase a property directly, or it may assign its rights under a purchase agreement to, or partner with, another investor. Whether an agreement can be assigned is set out in the agreement itself, and sellers should have their own lawyer review it before signing.
A seller who is already under a listing agreement with a brokerage should check that agreement before dealing with us, since it may affect their obligations.
4. Not legal, financial or tax advice
Nothing on this site is legal, financial, mortgage, accounting or tax advice, and it should not be relied on in place of professional advice. Selling a property has legal and tax consequences that depend on individual circumstances. Sellers should seek independent legal advice before signing any agreement.
5. Information submitted through the site
Information submitted through a form, a call, a text or an email must be accurate, and must come from the property owner or from someone authorized to act for the owner. We rely on what a seller tells us when preparing an offer, and an offer may be revised or withdrawn if the property or the circumstances turn out to be materially different.
Submitting an inquiry does not commit anyone to selling, and it does not commit Easy Home Buyers to buying.
Personal information submitted through the site is handled as set out in our privacy policy. That policy also explains the consent given when the box on a form is ticked, including consent to calls and text messages, and how to withdraw it.
6. Acceptable use
The site may not be used to:
- Submit false, misleading or fraudulent information, or information about a property the sender has no authority over.
- Attempt to gain unauthorized access to the site, its forms, or any connected system.
- Interfere with the operation of the site, or use automated tools to scrape, harvest or overload it.
- Copy, reproduce or republish any part of the site for a competing commercial purpose.
- Do anything unlawful, or anything that infringes the rights of others.
We may restrict access to the site where any of the above occurs.
7. Intellectual property
The Easy Home Buyers name, logo, wordmark and tagline, together with the text, layout, images and code on this site, belong to Easy Home Buyers or are used with permission. They may not be copied, reproduced or used without written consent, except for ordinary personal use of the site, such as printing a page for reference.
8. Third-party links and services
The site links to third-party services, including social media platforms, and relies on third-party providers for hosting, forms, messaging and analytics. We do not control those services and are not responsible for their content, availability or practices. Their own terms and privacy policies apply when using them.
9. Availability and accuracy
We work to keep the site accurate and available, but it is provided “as is” and “as available”. We do not promise that the site will be uninterrupted or error free, or that the information on it is complete or current at any given moment. Content may change without notice.
10. Limitation of liability
To the fullest extent the law allows, Easy Home Buyers is not liable for any indirect, incidental, special or consequential loss arising from the use of this site or from relying on anything published on it, including lost profits or lost opportunity. Nothing in these terms limits liability that cannot be limited by law.
11. Changes to these terms
These terms may be updated from time to time. The current version is always posted on this page, with the date it was last revised shown at the top. Continuing to use the site after an update means the revised terms apply.
12. Governing law
These terms are governed by the laws of the province where Easy Home Buyers is based and the federal laws of Canada that apply there, without regard to conflict of law rules. The courts of that province have jurisdiction over any dispute arising from the site or these terms.
