Privacy policy

How Easy Home Buyers collects, uses and protects personal information.

Last updated: 16 October 2026

TODO: This policy is a draft. It becomes final once Easy Home Buyers adds its legal business name and its mailing address.

1. Who we are

This policy is published by Easy Home Buyers (“we” or “us”). We make cash offers on residential properties from homeowners in Ontario, Alberta and Saskatchewan. We are not a real estate brokerage and we do not act as an agent for sellers.

This policy explains what personal information we collect, why we collect it, how long we keep it, and the choices a person has. It applies to this website, to phone calls, text messages and emails with us, and to lead forms submitted through our Facebook and Instagram advertising.

Questions about this policy go to easyhomebuyerscanada@gmail.com.

2. What we collect

We collect what we need to assess a property and respond to an inquiry.

Information provided directly

  • Name, phone number and email address.
  • The address of the property and details about it, such as its condition, who lives there, ownership, any mortgage or liens, and tenants.
  • Context a seller chooses to share, such as timing or an estate matter.
  • Anything else submitted through a form on this site, or shared in a call, text message or email.

If a sale moves forward we may also collect what is needed to complete it, such as the legal names on title, mortgage and lien details, and the contact details of the seller’s lawyer.

Information from Facebook and Instagram advertising

When someone responds to one of our Facebook or Instagram ads with a Meta Lead Form, Meta passes the details entered on that form to us. That normally includes a name, phone number, email address and property details. Meta’s handling of that information is governed by Meta’s own privacy policy.

Information collected automatically

Visiting this site records technical details such as the pages viewed, the site that referred the visitor, approximate location based on IP address, and the type of device and browser. Section 5 covers cookies and advertising tools.

Records of consent

When a form is submitted we also record the wording of the consent shown, the date and time, the IP address, the address of the page, the page the visitor first arrived on, and any campaign parameters (such as UTM tags) in the link that brought them to the site. These records show when and how consent was given.

3. How we use it

  • To assess a property and prepare a cash offer.
  • To contact a seller about an inquiry by phone, text message or email, including by automated and AI-assisted calls and texts where the person has agreed to that (see section 4).
  • To complete a transaction, which includes sharing what is required with the lawyers, title companies and other professionals involved in that sale.
  • To keep records of inquiries, offers and completed purchases, including proof of consent and anything the law requires us to keep.
  • To understand which advertising and site content is working, so both can be improved.
  • To meet legal, tax and regulatory obligations that apply to property transactions.

4. Calls, texts and email

When the consent box on a form is ticked, the person agrees to receive calls and text messages from Easy Home Buyers about their property, including automated and AI-assisted calls and texts. Contact is limited to that property and inquiry. We do not use this consent to add anyone to unrelated lists.

Message and data rates from the person’s mobile carrier may apply to text messages. How often we contact someone depends on the stage of their inquiry.

Consent can be withdrawn at any time:

  • Reply STOP to any text message to end text messages.
  • Reply HELP to any text message to get our contact details.
  • Use the unsubscribe link in any marketing email.
  • Tell us on a call, or email us, to end contact by one method or by all of them.

We send commercial electronic messages in line with Canada’s Anti-Spam Legislation. Each one identifies Easy Home Buyers, gives our contact information, and provides a way to unsubscribe.

5. Cookies, pixels and advertising

This site uses cookies and similar technologies, including the Meta Pixel. The Pixel reports events such as page views and form submissions to Meta, so that our advertising can be measured and shown to people who have visited the site. These tools record technical details such as the pages viewed, approximate location, device type and browser.

There are several ways to limit tracking:

  • Most browsers can block or clear cookies in their settings.
  • Advertising preferences can be changed in a Facebook or Instagram account.
  • A phone’s settings can limit ad tracking across apps.

Blocking cookies does not stop anyone from contacting us or receiving an offer. It only limits what we can measure.

6. Who we share it with

Information is shared with the following, and only for the reasons given.

  • Service providers that run parts of our business for us: website hosting and form processing (Cloudflare), our customer records, calling and text messaging system (GoHighLevel), advertising platforms (Meta), and our email provider. They may use the information only to provide that service to us.
  • Investors and partners. Easy Home Buyers may buy a property directly, or assign its rights under a purchase agreement to, or partner with, another investor. Details of the property and the transaction may be shared with a prospective or confirmed investor or partner, and a seller’s contact details where they are needed to complete the sale.
  • Professionals involved in a transaction, such as lawyers, notaries, title companies and lenders, and any authority where the law requires disclosure.

Some of these providers store information outside Canada, including in the United States. Where that happens, courts and authorities in that country may be able to access the information under its laws.

If the business is ever sold or reorganized, records may transfer to the new owner as part of that transaction, on the terms set out here.

7. What we do not do

We do not sell personal information. We do not rent or trade it. We do not share it so that other businesses can market their own products to the people concerned.

8. Consent and choices

A person may at any time ask us to:

  • Stop contacting them, by one method or by all of them.
  • Provide a copy of the personal information we hold about them.
  • Correct information that is wrong or out of date.
  • Delete their information, unless we must keep it for a completed transaction or by law.
  • Withdraw a consent given earlier.

Requests go to easyhomebuyerscanada@gmail.com. We act on them as quickly as we can, normally within 30 days, and we may need to confirm identity before releasing records. Withdrawing consent may mean we can no longer prepare or hold open an offer.

9. Retention and security

We keep personal information only as long as it serves the purpose it was collected for, or as long as the law requires. Inquiries that do not lead to a purchase are removed from our active records once they are no longer relevant. Records tied to a completed purchase, and records of consent, are kept for the periods required for property, tax and compliance purposes.

We take reasonable steps to protect information against loss, theft and unauthorized access, including password-protected accounts, access limited to the people who need it, and reputable service providers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

This site is not directed at children, and we do not knowingly collect information from anyone under the age of majority in their province.

10. Changes to this policy

We may update this policy as our practices, tools or legal obligations change. The current version is always posted on this page, with the date it was last revised shown at the top. Continuing to use the site or to deal with us after an update means the revised policy applies.

11. Contact and complaints

Questions, requests and complaints about privacy go to Easy Home Buyers at easyhomebuyerscanada@gmail.com. We handle personal information in line with Canadian privacy law, including the Personal Information Protection and Electronic Documents Act and, where they apply, provincial privacy laws.

Anyone who is not satisfied with how we have handled a concern may contact the Office of the Privacy Commissioner of Canada.
